Where do you build?
Because we are both a builder and a developer, Advance Homes offers premier lots in our own subdivisions across the Quad Cities. We regularly update our neighborhoods page with available lots and reserve the best locations for our clients.
Can you build on a lot I already own?
Yes! Advance Homes can build on any lot or acreage within the Quad Cities and surrounding areas. While our own developments offer more options, we are happy to review and build on property you already own or are purchasing.
Will you build from my plans?
Absolutely. As a true custom builder with a draftsman on staff, we can create a new design from scratch, modify an existing plan, or work directly from plans you bring in.
How long will it take to build my home?
Most builds take 6 to 9 months, depending on weather, the time of year construction begins, and the size of your project.
What is your price per square foot?
We don’t price homes by square footage because costs vary greatly depending on finishes and layouts. Instead, we create detailed specifications and pricing based on your chosen floor plan, finishes, and lot. This ensures accuracy and avoids surprises.
How do I know what’s included in the price?
Before building begins, we walk through your plans, lot layout, and construction specs line by line. Every included item and allowance is detailed so you know exactly what’s covered.
What are allowances and how do they work?
Allowances are budgeted amounts for selections like flooring, countertops, appliances, and lighting. If you spend less, you’ll receive a credit. If you go over, the difference is added at the end. We base allowances on your floor plan, preferences, and past projects.
How does financing work with Advance Homes?
We finance the build ourselves, so you don’t need a separate construction loan or pay interest during construction. At completion, you’ll close with your mortgage lender, making the process simple and cost-effective.
What should I bring to my first meeting?
Bring any floor plans you like and, if possible, a pre-approval letter from your lender. This helps us align your budget with floor plan and lot options.
What if I need to sell my current home first?
We work with many clients in this situation and will help you explore options. In most cases, we can start your new home before your current one sells.
Where do I live while my home is being built?
Advance Homes offers a unique temporary housing program. We can provide an apartment in one of our communities so you’re comfortable while your new home is being finished.
How does the selection process work?
Our on-staff designer guides you through each choice, attends vendor meetings with you, and keeps everything organized with summary sheets. You’ll know exactly what you selected and how it fits into your budget.
What does Advance Homes offer for a warranty?
Every home includes a one-year limited warranty with 60-day and 11-month check-ins. Major issues (like HVAC, plumbing, or roof leaks) should be reported immediately. For details, see our Warranty page.
